Our 3 acre property is located in Holualoa (in what is considered the Kona Coffee Belt ) on the slopes of Hualalai overlooking Kailua Kona Bay. At the 1,300 ft. elevation, there is little need for heating or air-conditioning, as the temperature remains between 62 and 84 degrees year round. The key is to situate the house in a position to take advantage of the tradewinds. Transom windows and ceiling fans are all that is needed.
Our property is located on Hiona Street in the Keopu Heights subdivision. Most of Keopu Heights is subject to CCR's ( restrictive covenants ) which dictate what you can and cannot do on your property. Luckily, our parcel is not. We are free to build whatever we want, provided it meets all Hawaii County building codes.
Construction of our new Hawaiian home has begun. We are very pleased with the design and open floor plan. We are taking advantage of the tradewinds and the beautiful view. The main residence will consist of 4 bedrooms and 3 full baths along w/ 600+ feet of covered lanais. The " garage " will be attached via the roof. This structure will include office space, a 2 car garage and a separate guest suite that has it's own full bath, bedroom and view of the ocean.
We also intend to install a pool on the ocean ( makai ) side of the house. Our kid's will surely get our moneys worth out of it.
The landscaping is also another exciting challenge. We have had areca palms planted ( every 6' on center ) along the entire 750' of road frontage. These palms sit back approximately 10' from the road pavement. Between the palms and the pavement, we are installing a ground cover called ice plants. They will quickly cover the ground to a height of approximately 6" and bloom several times a year. At the first driveway entrance ( leading to the house ), we have also installed beautiful fan palms.
We currently have coffee trees, papayas, avocado and banana trees on the property. They were there when we purchased.
